So very often, we hear from them about how frustrated they are with the short lives of asphalt shingle roofs. They will often even tell us that asphalt shingle roofs seem to have two lives – a functional life and an aesthetic life.
Even though asphalt shingles may function for 12 – 20 years, they often look streaked and stained and even just worn out after as little as five years. Especially in our climate, dark streaks consisting of mold and algae attack the roofs, often starting near the peak and then spreading on down the roof.
Once the roof looks streaked and stained and old, it detracts from the home’s beauty and distinction. This can even decrease the home’s value. As you may recall from when you have purchased or sold a home, buyers will use an old looking roof as a way to bargain down the selling price. “After all, the roof does need to be replaced soon,” they will say.
When we discuss the fact that asphalt shingle roofs don’t last as long as they are expected to, homeowners will shrug their shoulders and tell us they “must have gotten a bad batch of shingles – just my luck!” The problem is that everyone says and believes that. In reality, we are not seeing asphalt shingle last anywhere near their warranted lives. And, because the warranties all have exclusions for “natural weathering,” homeowners with failed roofs usually have no recourse.
